GENERAL TERMS

The present general terms are an integral part of the contract stipulated with “Book your place Immobiliare di Annalisa Vizzini”, Via Cortile U2, n.1 90015 Cefalù (PA). This regulation must be observed by all the guests staying in our apartments and visitors .

BOOKING, CONTRACT DRAFTING AND PAYMENT TERMS

Booking by “Book your place Immobiliare” has to be written (including by e -mail and/or by other means of internet booking ).

Booking’s conditions must  be accepted without any opposition or exception. To make a booking it must be give personal data and pay a deposit of 30 % of the total amount of the stay as deposit using one of this different way:

– credit card (Visa, Mastercard o Postepay);

– paypal;

– bank transfer.

The deposit has to be paid within and no later than 5 days after the booking date, otherwise booking will be erased.

The remaining balance has been to pay locally, by one of the way listed above or with cash, according to  the current regulations.

A number of customers exceeds the number of beds indicated in the reservation (including children and babies) or clients that do not match those of the reservation are reason for its termination with a consequent loss of the amounts already paid, as a penalty.

Any changes of the reservation requested by the customer may be made if notified in time and if the Agency is able to afford it. If it is not possible changing the reservation the customer will have to pay cancellation charges.

CHECK-IN AND CHEK-OUT

The hours of delivery of the keys are set between 16:00 and 20:00 at the headquarters of the “Book your place Immobiliare”, in Via Cortile U2, 1 90015 Cefalù (PA). The arrivals outside the prescribed time limit will be permitted if agreed with the Agency.

At the arrival is mandatory to present a valid ID and to pay a breakage deposit of € 100.00 which will be returned upon departure after checking the good condition of the furniture and equipment.

The return of the keys will be made no later than 10:30 am on the day of departure.

The return of the apartment after the scheduled time, unless previously agreed with the Agency, will cause the loss of Euro 50.00 deducted from the breakage deposit.

In case the client cannot occupy the apartment on the established day of the arrival, due to some problems, like traffic, strike or personal reasons, any refund is expected. The same applies to early departures.  Any delays are not attributable to the Management in delivery of the keys, especially during the high season .

CANCELLATION POLICY

• Cancellations up to 30 days before date of arrival, no fee will be charged;
• Cancellations up to 7 days before date of arrival will be charged 30% of all nights;
• Late cancellations and no-shows will be charged.

Requests of cancellation can be accepted only in written  (included by e-mail)

REFUSAL OR REMOVAL OF CUSTOMER

You will be denied access to the property to the customer in the following cases :

1. Non-coincidence between reservation and customer data
2. Lack of identity documents

c . Failure to pay the balance and the security deposit .

The Immediate removal of clients in case of the substitution or increase in the number of people during the stay. Customers may be removed during  stay if their behavior are contrary to the fundamental rules of civil education . The immediate removal will result in the loss of the sums already paid by the customer.
SERVICES INCLUDED IN THE RATE

If not otherwise specified , the published prices are intended as weekly rates for two people . The minimum stay is generally equal to 7 nights, especially in high season , with arrival and departure on Saturday . Exceptions can be agreed with the Agency and confirmed in writing .

In the rate are included this services:

• The use of all accessories, furniture, dishes, appliances etc .
• Use of television;
• Wi – Fi ;
• Parking
• Linen change weekly

SERVICES NOT INCLUDED IN THE RATE

To request and pay separately ( surcharge) can be provided the following services :

• unless otherwise indicated, Energy, water and gas consumptions costs;
• Final cleaning and Daily ;
• Extra linen towels per person ;
• Extra linen double bed and / or single ;
• Extra bed and extra camping cot;
• Transfer service to and from airport ;
• Touristic and Cultural excursions;
• Porterage, interpreter service , computers and more ;
• Luggage Storage

EQUIPMENT OF THE APARTMENTS

The properties are equipped with all accessories and comfort. Any other equipment for special needs requested  has charged to the applicant. The repair of any damage to the property, accessories, equipment or poor technical, electrical, which will be needed inside the building will be restored as soon as possible by the Agency. Such repairs will be charged to the expense account of the host.

CONDUCT RULES AND TENANT DUTIES

– The customer must take the utmost care of the apartment and its equipment  and advising the Agency of any failure or breakage within 24 hours from the occupation of accommodation, or charges at his own expense. Any damage must be paid, with removal from the deposit.

– Customers should not disturb other guests and condominiums .

– Guests are requested, for safety reasons, of locking always the door of your apartment.  Book your place Cefalù Immobiliare di Annalisa Vizzini  is not responsible in case of theft in the apartments .

– It is absolutely the entrance for extra people  it is absolutely forbidden to enter even temporary people do not correspond to those declared at check – in.  Any exceptions must be agreed in advance with the Agency for the necessary legal obligations . The violation will result in the termination of the contract, according to the italian civil law, and the application of the penalty under the law. The sublease is expressly prohibited.

– It is not allowed to use the lift by unaccompanied minors.

The Client is jointly and severally liable for its own Guest adversely damage to persons or things in the apartment.

EXCLUSION OF LIABILITY OF BOOK YOUR PLACE IMMOBILIARE DI ANNALISA VIZZINI

Book your place Immobiliare di Annalisa Vizzini  is not liable in the following cases :

• thefts in apartments ;
• damage to persons or property that occurred in the apartments or in the common areas of the property ;
• damage directly or indirectly arising out of acts or omissions of other guests of the structure ;
• interruption of utilities for reasons beyond our control .

IMPUTABLE LIABILITY TO BOOK YOUR PLACE IMMOBILIARE DI VIZZINI ANNALISA

If for any reason beyond its control, including force major, Book your place Immobiliare di Vizzini Annalisa  is unable to provide to the client the apartment booked,  the agency reserves the right to transfer guests, behind their approval, to a similar apartment. Otherwise it will be compelled to cancel the reservation and refund the customer the amount paid, without any other additional compensation.

COMPETENT COURT

The relationship between the customer and  Book your place Immobiliare di Vizzini Annalisa is subject to Italian law. For any dispute relating to this contract, the court of Termini Imerese (PA) will be the only competent body.
